Announcement - San Francisco International Airport's RFP for Selection of Hotel Development Consultant
April 30, 2013 - The City and County of San Francisco has issued a Request for Proposals (RFP) for the selection of a qualified Hotel Development Consultant to assist in the planning and the potential development of a hotel proposed to be built at the San Francisco International Airport. The hotel is proposed to be financed, constructed and owned by the Airport or an Airport-controlled entity, but managed, operated and maintained by a qualified hotel operator that would be identified at a later stage in the development process. The project as proposed would be a full-service luxury hotel with approximately 400 guest rooms and suites, ballrooms, banquet and meeting rooms, restaurants, lounge, fitness center, business center, pool, and retail.
The selected Hotel Development Consultant would work closely with Airport staff on an as-needed basis, on activities related to the development and planning of the proposed hotel. The consultant would provide advice to Airport staff and other members of the development team, on tasks such as: definition of the number and size of guest rooms, ancillary facilities and potential hotel branding; determination of input parameters for environmental studies; due diligence and financial evaluation of the project; risk analysis and preparation of the business plan; preparation of Request for Proposals for Technical Services Consultant and/or Hotel Operator, including draft forms of Technical Services Agreement and/or Hotel Operating Agreement consistent with industry practice; assistance in the design to ensure that the hotel meets the operator's brand standards; assistance with permitting matters; support on other planning and development tasks, as applicable.
