FECR Moves Forward With One Bayfront Plaza

MIAMI, FL, August 20, 2008. Site activity is now underway at One Bayfront Plaza, announced Florida East Coast Realty, Inc. (FECR). Borings have been completed on the $2 billion development in downtown Miami that will comprise a 70-story mixed-use tower. At 1,049 feet, the One Bayfront Plaza tower is poised to be the tallest building in Miami. Adjacent will be a 43-story hotel, the first to be built north of the Miami River in 25 years. Together, the project will total 4 million square feet.

According to FECR's construction manager Alan Krause, the findings are being evaluated to determine the proper foundation for the site. When that process is complete, Terra Architecture's design process can proceed. The property is to break ground in 2012 and should take approximately four years to build.

"We're working diligently to determine the threshold for the base structure by first drilling into the subgrade," Krause said. "The final design schematic will be the byproduct of that and we plan to continue to make steady progress on what will be Miami's most prestigious office tower."

The towers will be located at 100 South Biscayne Blvd. directly across from Bayfront Park and one block from the entrance to I-95, and will overlook Biscayne Bay and the park. A pedestrian bridge is being planned that will link directly to the Metromover station on Biscayne Boulevard. When built, One Bayfront Plaza will yield two million square feet of premier class A office space for lease and 112,000 square feet of retail space. The four-star convention hotel will house 850 rooms and 120,000 square feet of exhibition and banquet facilities. There will also be a 2,500 car parking garage.

Unique to the project will be its steel structure with fluid dampers to absorb wind gusts. FECR is pursuing Silver level LEED certification for the buildings. One Bayfront Plaza will also feature the fastest high-speed elevators in the country, ascending at a rate of 2,000 feet per minute.
