. September 04, 2013

ATLANTA, GA / MCLEAN, VA - September 4, 2013 - Homewood Suites by Hilton, Hilton Worldwide's international brand of upscale, all-suite, extended-stay hotels, continues to drive the expansion of its portfolio in prime urban markets with the announcement of a new hotel in downtown Atlanta's Luckie Marietta District. The hotel, which will be developed by Legacy Property Group, is the first new ground-up hotel development in downtown Atlanta in 5 years, the Luckie Marietta District's first extended-stay hotel and Homewood Suites' tenth open or planned property in the Atlanta Metro area.

"Downtown and metropolitan locations present a strong expansion opportunity for Homewood Suites, as business and leisure guests seek the home-like amenities and value associated with extended-stay hotels," said Bill Duncan, global head, Homewood Suites by Hilton. "Homewood Suites provides a scalable solution for developers in these markets, while also meeting modern travelers' desire for hotels that deliver both comfort and productivity."

The 129-suite hotel will provide guests visiting the area close proximity to an array of restaurants, attractions and entertainment venues located in the Luckie Marietta District, an outdoor, pedestrian-friendly neighborhood in Downtown Atlanta. The hotel will also utilize many of the in-place support facilities of Legacy Property Group's Park Pavilion mixed-use project, which includes a 670-car public parking deck, a public helipad and 50,000 square feet of restaurant and retail tenants. Over the past 15 years, Legacy amassed 15 restaurants within a block of its Homewood Suites site, including such favorites as Legal Sea Foods, Ruth's Chris Steak House, Der Biergarten, STATS, Max's Pizza, Subway, Park Avenue Deli, Baja Fresh and Johnny Rockets. Guests will also have easy access to public transportation through the Metropolitan Atlanta Rapid Transit Authority (MARTA).

Developer Legacy Property Group's hotel management subsidiary Legacy Hotel Partners will manage the new hotel, adding to the team already managing the existing Hilton Garden Inn Downtown. The hotel will be Legacy Property Group's fifth Hilton Worldwide project.

"Atlanta visitors needing to stay five days or longer will now have a hotel option convenient to downtown, modern restaurants and nightlife, as well as Atlanta attractions, such as the World of Coca-Cola and the Georgia Aquarium," said David Marvin, founder and president of Legacy Property Group. "The Luckie Marietta District is a perfect location for guests, and this new hotel will provide a comfortable and a superior option for lodging to them."

Construction is set to begin in the second quarter of 2014, and is expected to be completed by the third quarter of 2015.

Homewood Suites by Hilton offers roomy studio, one-and two-bedroom suites, with additional guest amenities including daily complimentary full hot breakfast in the hotel's hospitality center - the "Lodge" - a full evening meal with drinks Monday - Thursday*, and a 24- hour Suite Shop/Pantry.
