Marriott Adds Five Minority-owned Hotels to Portfolio

Goal Is to Have 500 Minority and Women Owned Hotels by 2010

WASHINGTON, DC, December 4, 2006. Marriott International, Inc. (NYSE: MAR)) announced the addition of five minority-owned hotels to its portfolio today, bringing it even closer to its goal -- established in 2005 -- to have 500 minority- and women-owned hotels by 2010. Among the additions are four hotels owned by Integrated Capital, LLC, including three in Fort Collins, Colo., and a Residence Inn that is part of the 300-acre National Harbor project in Prince George's County, Md. Marriott is also pleased to welcome The Roberts Hotel Group, the new owners of the Courtyard Dallas Northwest Highway at Stemmons, which will undergo an extensive renovation in early 2007.

The 162-room Residence Inn National Harbor, which is scheduled to break ground in early 2007, will be featured as a part of the 300-acre, 7.3 million sq. ft. of mixed-use community that will combine retail, dining, entertainment, office and residential space. Located in Prince George's County, Md. -- cited as the wealthiest majority African-American county in the nation by Ebony magazine -- the National Harbor Project will have the largest combined hotel and convention center on the Eastern Seaboard.

In Fort Collins, Colo., Integrated Capital acquired three Marriott-branded properties which include:

---|The Ft. Collins Marriott, offering 230 guest rooms, 16 meeting rooms and 16,154 sq. ft. of meeting space equipped with high-speed Internet access and wireless capabilities. This property, which recently received the ENERGY STAR rating, features an indoor/outdoor pool and is conveniently located near six public golf courses, biking and hiking trails;

---|The Residence Inn Ft. Collins, a 113-suite hotel near Rocky Mountain National Park, offers spacious studio, one-bedroom and two-bedroom suites with a living area, fully equipped kitchen and a workspace; and

---|The Courtyard Ft. Collins, which features 110 rooms, each one equipped with complimentary high-speed Internet, and is located near five public golf courses.

These acquisitions bring the total of Marriott properties owned by Integrated Capital to seven in less than two years. Integrated Capital's portfolio also includes the Residence Inn in Columbia, Md., the Residence Inn in Silver Spring, Md., and the Ventura Beach Marriott in Los Angeles, Calif.

Joining the Marriott system as an owner is The Roberts Hotel Group, led and managed by brothers Michael and Steven Roberts, chairman and CEO and COO respectively, of St. Louis, Mo. As a part of the agreement, the Hotel Group, which currently manages eight hotels as a part of its portfolio, will own and operate the 146-room Courtyard Dallas Northwest Highway at Stemmons. The Roberts' younger brother, Mark Roberts, will manage the day-to-day hotel operations.

Centrally located close to Downtown Dallas, Love Field Airport, DFW Airport and the Market Center Area, the Courtyard hotel will undergo an extensive renovation of the guestrooms and public space early next year. It will feature the newly launched reinvented Courtyard prototype which offers a variety of upgraded amenities including new bedding, a spacious bathroom, a new console desk design with increased workspace and movable casters, a dedicated library in the public space, the Courtyard Cafe, and The Market.
