ATLANTA, GA, August 2, 2006. The Atlanta Marriott Marquis today announced plans to begin phase two of an approximate $100 million revolutionary renovation and repositioning. Phase one, a $38 million dollar enhancement to all guestrooms and suites was recently completed, and beginning August 2006, all public areas and meeting space will undergo a comprehensive makeover giving the hotel an entirely new look and feel. The 1,675-room property is the largest hotel in Atlanta and is owned by Host Hotels & Resorts, Inc. (NYSE:HST), and managed by Marriott International, Inc. (NYSE:MAR).

"We expect this renovation and repositioning will push the Marriott envelope and help lead our brand to an entirely new level," said J.W. Marriott, Jr., chairman and CEO, Marriott International. "The Atlanta Marriott Marquis has been instrumental in making this city one of the most sought after meeting destinations in the country, and this total re-do will help strengthen that reputation."

Once renovations are complete, guests arriving at the Atlanta Marriott Marquis will pull up to a striking porte cochere and enter the soaring, 50-story lobby, that will feature a dazzling five-story acrylic glass sail, an eye-catching focal point that also serves as the entryway to the "classically cool" Pulse cocktail lounge.

The electrifying transformation of the hotel continues with the addition of 40,000 square-feet of meeting space, bringing the grand total to an impressive 160,000 square-feet. Meeting planners will discover that every inch of existing space has been redefined to better accommodate today's needs, and a new 25,000 square-foot Atrium Ballroom, with breathtaking floor to ceiling windows and 30-foot ceilings, will provide a one-of-a-kind experience. Seven new breakout rooms will be available for small to mid-sized meetings, and a Kinko's Business Center and a concierge level/lounge will also accommodate any special needs.

An array of new dynamic restaurants and lounges will offer tantalizing fare and entertainment amidst stylish d'ecor. Start the day out right and wire up at the Starbucks^a caf'e or venture into SEAR, which will offer "fire-inspired American" cuisine for breakfast, lunch and dinner. M:Shop will be the all-in-one stop shop for incredible deli delights and special keepsake gifts for those on the run. Catch all the action in the world of sports at high-Velocity, a next-generation sports bar that will feature a 50 square-foot flat screen TV as well as an additional 20 plasma TVs scattered throughout.

During their downtime, guests will be able to take a dip in the connecting indoor/outdoor pool or sip a beverage favorite while watching the stars at the all-new pool bar, destined to be among the most coveted "hotspots" in town. A newly designed 6,500 square-foot Healthclub and Spa will feature high-tech equipment, including a flat screen TV on each cardio machine, and seven new treatment rooms will provide massages, body treatments and facials.

All guestrooms and suites at the Atlanta Marriott Marquis offer luxurious comfort and state-of-the-art technology. The residential inspired design is clean and crisp, with simple forms, straight lines and uncluttered surfaces. Guests will wake up refreshed and ready to seize the day thanks to the new Revive^a bedding, with plusher mattresses, softer sheets and more pillows. An ergonomic desk and chair, high-speed Internet, and soon-to-arrive flat panel HDTV's will enhance productivity and provide hours of entertainment.
