Firm Integrates New Hotel Seamlessly into Iconic One Main Place

WASHINGTON, D.C. June 20, 2016 - ForrestPerkins recently integrated a new luxury hotel into a historic mid-century office tower. As Architect of Record and Interior Designer, ForrestPerkins transformed One Main Place at 1201 Main Street, originally designed by Gordon Bunshaft of Skidmore Owings & Merrill, into a vibrant mixed-use building that holds offices, retail, and the Westin Dallas Downtown. The new hotel, with guest rooms on the top 10 floors of the 33-story tower, features a 3,000-square-foot Presidential Suite with spectacular panoramic views, two restaurants, 326 guest rooms--including 98 Junior suites that are 725 square feet each--and the highest rooftop pool in Dallas. One Main also features 32,000-square-feet of meeting space, including the new 5,000-square-foot Willow Pavilion, which is enclosed in glass on four sides and surrounded by lush plantings outside.

A New Life for One Main

Under the direction of Lawrence Adams AIA, ForrestPerkins' Principal in Charge, the firm repurposed One Main. To begin, ForrestPerkins, which recently merged with international architecture and design firm Perkins Eastman (no relation), created a strong sense of arrival with a sleek steel and glass porte cochère. The ground floor now houses the NOLA Brasserie, designed by Colletta Conner, Associate Principal of ForrestPerkins. A historic escalator takes you to the second floor, which features a ceiling that soars to 24 feet tall.

"For the owner to qualify for historic tax credits through the National Park Service, we weren't allowed to attach anything structural to the building," Adams said. Instead, the interiors team designed cantilevered screens and beams for spaces such as the Lounge, Library, and Bar. The Lounge features a variety of spaces for seating from nooks for individuals and semi-private spaces, to Westin's signature S-shaped panoramic sofa. The Bluebonnet Ballroom features an undulating, ribbon-like chandelier made of acrylic rods that would stretch to approximately 350 feet long.

"The chandelier reflects the twists and turns of Texas wind blowing," said ForrestPerkins' Courtney Callahan RID, Interior Designer and Project Manager. The bright colors in the carpet and throughout the second floor were inspired by Texas wildflowers such as bluebonnets and Indian paintbrush.

On the 32nd floor, huge windows on three walls provide magnificent city views in the Pecan Ballroom, which features gently draped crystal chandeliers and carpet inspired by spalted pecan in varying shades of cocoa and cream. Callahan said, "We kept the colors neutral to let the sky speak as art."
